The Solís Hotel Two Porsche Drive is an eight (8)-story, 214-key hotel offering signature suites, refined restaurants & bars, and 6,500 SQ FT of event space that includes a 3,600 SQ FT ballroom. The rooftop lounge provides guests with a view of the Porsche Cars North American Headquarters Driver Development Track, as well as landings & takeoffs at Hartsfield-Jackson Atlanta International Airport. The design of the luxury hotel complements the Porsche Headquarters with understated elegance and sophistication associated with the global Porsche brand. Retained as Owner’s Representative and Program Manager, our services include contract & application for payment review, cost management, and construction review; on-site project team responsible for coordinating and validating costing, change order management, and review of RFI’s & submittals.
Sterling Pointe Hampton Inn & Suites Hotel, Dunwoody, Georgia. DRB Consulting has been retained by Hotel Development Partners, LLC as the Owner’s Representative and Program Manager for this exciting new development in Dunwoody, Georgia. As an upgrade to the standard Hampton Inn & Suites Hotel, this seven (7)-story, 132-key hotel will be located in the heart of Dunwoody, Georgia. The project includes a 60,000 SF precast parking deck and four (4) retail buildings along Ashford Dunwoody Road.
Spruill Residence Inn, Dunwoody, Georgia. Retained by Hotel Development Partners, LLC as Owner’s Representative and Program Manager for the seven (7)-story, 128-key hotel, the services included the establishment of a development strategy; oversight of the development of the plans, specifications, purchase of FF&E and the construction of the hotel. Initial tasks included assisting Ownership with the selection and management of suitable designers and contractors followed by oversight and management of the construction in order to deliver the project on time and within an acceptable budget.
Silver Slipper Hotel, Casino and Resort, Bay St. Louis, Mississippi, Owner’s Representative. DRB Consulting has been retained as the Owner’s Representative for the development of a hotel located at the Silver Slipper Casino in Bay St. Louis, MS. Silver Slipper is a beachfront hotel and casino along the Gulf of Mexico in Bay St. Louis, MS. The casino has over 961 slots, 28 table games and a keno parlor. Project consists of seven (7) floors, including a ground floor that comprises an arrival, departure and parking area for hotel guests. The hotel rooms are to be located on the upper six (6) floors, containing 127-keys and nine (9) premium suites with a unique Coastal style overlooking the beach and bayou.
Hyatt Hotel and Resort, Cap Cana, Dominican Republic. DRB Consulting was retained by the Overseas Private Investment Corporation (OPIC) to provide oversight for the design and construction of the 333-key five star resort located in the Cap Cana development on the eastern end of the Dominican Republic. This Hyatt resort was located on fourteen (14) acres along Juanillo Beach.
Four Seasons Resort, Nevis, West Indies, Principal-in-Charge. Following a devastating hurricane, Boyken International was retained for the redevelopment of the resort. As Principal-in-Charge, Mr. Boyken led the project team consisting of four design firms and five (5) major contractors to redevelop the resort in just over seven (7) months, completing $58 million of repairs to the resort, beach and golf course in time. Mr. Boyken also led the negotiations with the lending institutions for structuring the payments between the insurance companies, the bank and the owners. The five star resort reopened for the season at full capacity. Since 2000, DRB has assisted the resort with their development program by managing the design and construction projects that included a new sea water chiller condenser water system, the re-insulation of the chill water piping, renovation of the Beachcomber Restaurant, additional beach protection and beach repairs, new pool building and pool, fitness center renovations, BOH renovations, renovation of the Paradise View Dinning Room and Kitchen, and the construction of a villa operations center.
Atlantis Resort Phase Two, Paradise Island, Bahamas, Principal-in-Charge. As Principal-in-Charge, Mr. Boyken led the preconstruction services team for Phase Two. Working with the owner and multiple design teams to craft an unforgettable 1000-room hotel and aquarium complex, Mr. Boyken led the team through the selection of the contractors and negotiation of the construction contract.
Atlantis Resort Phase Three, Paradise Island, Bahamas, Principal-in-Charge. Initially, the firm was retained to provide preconstruction services for the Suites Hotel, Residential Tower and the world’s largest water park. Mr. Boyken successfully led the team to complete the design within the budget parameters and assisted the owner in negotiations with the contractor. Mr. Boyken was then asked by the Chairmen of the Board to oversee the project management team and its project controls to assure the board that the project would be completed within the prescribed budget.
Atlantis Resort and Casino, Singapore, Principal-in-Charge. The firm was retained by the owner to assist in the project presentation for the development of a 3000-room hotel, aquarium, casino and convention center on Sentosa Island in Singapore. The preconstruction services included working with world-class architect Frank Gehry and crafting solutions to the free-form design necessary to win the completion.
Mohegan Sun Resort and Casino Phase One, Uncasville, Connecticut, Principal-in-Charge. Mr. Boyken was engaged halfway through the project to analyze the design and cost of the fast-tracked project to assist the owner in determining the projected cost to complete. He led the team for the owner due to the contractor’s inability to maintain project controls for the $140 million project, which was designed and completed in twelve (12) months.
Mohegan Sun Resort and Casino Phase Three, Uncasville, Connecticut, Principal-in-Charge. Mr. Boyken was the Principal-in-Charge for the project team, which provided pre-construction cost estimating services on this multi-building, multi-phase casino and hotel. The project scope included a new 1,000-room hotel tower, new casinos, parking decks, and numerous infrastructure and utility upgrades.
One & Only Resorts, Paradise Island, Los Cabos, Maldives, Principal-in-Charge. Mr. Boyken worked with the owner providing select project budget and auditing services. The work at the Maldives site also included assisting with preparation of the insurance claim after a tsunami struck the island.
Avalon Springs, Middletown, CA. DRB Consulting was retained to consult on the construction of Avalon Springs, an eco-resort located in the mountains of Northern California. DRB Consulting provided an analysis of the proposed budget, structures, property layout and operational aspects of the hotel.
Golden Moon Hotel & Casino and The Pearl River Resort, Philadelphia, MS, Principal-in-Charge. The Mississippi Band of Choctaw Indians developed The Pearl River Resort located on the Choctaw Indian Reservation in Philadelphia, Mississippi. Chief Phillip Martin focused on creating a destination resort that would also attract vacationing families. The Recreational Lakes Development is located on a 200 acre lake and includes a fitness and wellness facility, 200 room hotel, an exposition hall and open air dance pavilion. The 8 acre water park is an attraction that draws the families the entire summer.
DRB was retained to assist in the development of the Golden Moon Casino Hotel providing Cost Management Services. The Golden Moon Casino Hotel is a 572-room hotel, with 98,000 sq. ft. of gaming area, 36,000 sq. ft. of retail area and an elevated bridge connecting the new casino with the original Silver Star Hotel and Casino. This engagement was expanded to include program development, value engineering, peer design review, contract negotiations and staff extension for the entire Pearl River Resort and Casino Hotel Development.
Grand Solmar at Land’s End Resort & Spa, Cabo San Lucas, Los Cabos, Mexico, Project Manager. Grand Solmar at Land’s End Resort & Spa sits on the tip of the Baja Peninsula, elevated from Solmar Beach, nestled into the base of a rock formation. The Grand Solmar has few equals when it comes to privacy, luxury and unobstructed views. Every elegant suite and villa has been carefully designed to take full advantage of the spectacular Pacific Ocean. The Project included 320 suites & villas, a Sea Spa, a restaurant, five (5) outdoor pools, and a beach-side select service bar & grill. Retained by Solmar Hotels & Resorts, Project Management Services were provided during the construction of the resort and villas.
Opryland Hotel Delta Expansion, Nashville, TN, Principal-in-Charge. Mr. Boyken was retained by Gaylord Entertainment for phase IV of the Opryland Hotel & Convention Center addition in Nashville, Tennessee where he led the preconstruction team to evaluate the Project costs and, when under construction, the change orders. Phase IV consisted of approximately 480,000 SF of exhibit halls, ballrooms, meeting rooms, as well as various ancillary spaces which are to be added to the world famous Opryland Hotel. This expansion was completed in conjunction with a 1,024 guest room and suite addition, and a four (4)-acre enclosed recreation area to be known as The Delta. The Delta area is a fully enclosed recreational site, surrounded on all sides by either guestrooms or the Convention Center, and covered by a skylight dome. Within the Delta are restaurants, retail shops, an amphitheater, lush gardens, and a river ride, providing guests with a tour of the entire Delta.
Querencia Resort, Los Cabos, Mexico, Principal-in-Charge. Situated in Los Cabos, Mexico along the Sea of Cortez on an eight hundred-forty (840) acre site is the private, gate-guarded residential community of Querencia. Of the three hundred-fifty (350) home sites within the gates, the Mark Scheurer-designed haciendas present exquisite two (2) story floor plans of approximately 4,400 SF to more than 5,000 SF of interior living space. Also included on a combination of custom lots are villas and casitas. Phase One of the Project, incorporates all site infrastructure, a Tom Fazio golf course, sales center, gatehouse, maintenance buildings, and halfway house. Phase Two will consist of a golf village with clubhouse, locker rooms, dining facilities, and spa, as well as a tennis facility, completed in 2004. Mr. Boyken was retained by the Owner to provide program management services for completion of the Project. Services provided by Mr. Boyken include project management, design team selection, program development, master planning, cost management, value engineering, constructability review, scheduling, construction administration and litigation avoidance.
Hemingway Hotel, Casino & Resort-Formally Rotate Black, Gulfport, MS, Principal-in-Charge. DRB Consulting was retained by the lender to assist in the project due diligence period before issuing a letter of intent. Mr. Boyken provided guidance to the project team and the lender in the development of the project budget and identifying those contract issues that needed to be resolved. DRB Consulting has been retained by the lender to provide construction advisory services during the completion of the design and construction.
Palmilla Resort, Los Cabos, Mexico, Principal-in-Charge. Mr. Boyken was retained by Kerzner International to provide on-site construction and budget review, review of project documentation and interviewed key members of the development team to make a determination as to the causes for the project overrun. Mr. Boyken also provided a list of recommendations for changes in the development process that improved the project controls and created a solid foundation for reviewing and correcting issues on subsequent projects.
The Tides Residential Resort, Playa del Carmen, Mexico, Principal-in-Charge. The KOR Group retained Mr. Boyken as the project management firm to assist with their on-site project managers in managing the day-to-day management of the design and construction of The Tides Resort. Mr. Boyken provided Owner assistance with comprehensive project management and reporting, cost management and schedule management services. Mr. Boyken also provided vital services to ensure that the project proceeds on schedule, within budget and complies with The KOR Group’s program of requirements.
Breezes Bahamas Resort, Nassau, Bahamas, Principal in Charge. This hotel-expansion project, which was split into two phases, involved the construction of an additional 180 rooms, two restaurants, pool and pool bar, tennis clubhouse, four tennis courts and an upgrade to the façade of the existing buildings. Mr. Boyken provided the total project management program, including Client’s representation in all contractual matters for the project. Work included design coordination, contract negotiations, contract administration and cost estimating and management. Mr. Boyken also provided on-site construction management during both phases of construction and delivered administration on furniture, fixtures and equipment design packages.
Beaches Negril Resort, Negril, Jamaica, Principal in Charge. This two hundred twenty-five (225) room, all-inclusive resort with five (5) restaurants, seven (7) bars, and extensive guest amenities is set on 1,400 ft. of white sand beach was constructed and equipped in twenty-one (21) months from ground breaking to opening. Major landscaping works and detailed environmental protection of on-site native plant species were a significant feature of the Project. Work included: environmental monitoring, contract negotiations, contract administration, and coordination with resort operator. Mr. Boyken’s staff provided the total project management programme, as well as acting as the Client’s representative in all contractual matters on the Project. Mr. Boyken’s staff also provided the administration of the furniture and equipment package inclusive of setting up the procurement package, undertaking the procurement, managing the shipping, and controlling the installation and handover.
Beaches Boscobel Resort, St. Mary, Jamaica, Principal in Charge. Mr. Boyken was retained to provide Owner’s Representative Services to manage the restoration of this fifty (50) year old resort. Mr. Boyken took over the process with a project management change in March 2001. The two hundred forty-three (243) key resort required restorations to all areas including the upgrade of many of the MEP services to the property. The bathrooms to the suites were completely renovated. New wall finishes and fifty (50%) percent of the floors were re-tiled within the suites. All public areas (lobby, restaurants, pool, etc.) were completely redesigned. The major tasks of coordinating construction documents and finalizing budget and cost estimates were done during the construction process. Two (2) general contractors were retained to complete two (2) separate areas of the property all within the Client’s deadline of summer 2002. Mr. Boyken provided the overall project coordination between Client, Operator, Project Team and General Contractors as well as cost estimating services.
British Colonial Hilton, Nassau, Bahamas, Principal in Charge. Mr. Boyken provided complete Program Management services, including on-site Project Management, Scheduling, Coordination and Cost Management for the renovation of the British Colonial Hilton property, which included two hundred-ninety (290) guest rooms with approximately twenty five (25) room types, public spaces, lobby, hotel entry, restaurants, and meeting spaces.
Ritz-Carlton Resort, Grand Cayman, Grand Cayman Islands, Principal-in-Charge. Mr. Boyken provided professional construction consulting services which included development management, construction review, costing services and dispute resolution. The on-site project team was responsible for coordinating and validating costing, change order management and schedule management. The Project included the construction of a three hundred (300) room Ritz-Carlton Resort and ninety-three (93) Ritz-Carlton Condominiums. The property is situated on one hundred forty-four (144) acres stretching sea to sea from the Caribbean to the North Sound. The base project was a S124.3M construction package with a GMP contract between Owner, Humpreys (Cayman) Ltd. and Fluor Daniel Caribbean Ltd.
Molasses Reef, A Ritz-Carlton Reserve, West Caicos Reserve, Turks & Caicos Islands, Principal-in-Charge. Molasses Reef is home to the first Ritz-Carlton Reserve, a one of a kind exclusive Resort Community being developed by the Miami based developer, Gencom Group. Molasses Reef Is located on an eleven (11) square mile, six thousand (6000) acre island at the far west end of the Turks & Caicos Islands. The property Includes a one hundred twenty-five (125) key hotel, seventy-five (75) Island Villas, Estate Homes, Cottages, Harbour/Marina, Marina Village and Marina Village Townhomes, two (2) restaurants and a full service spa. Mr. Boyken was retained by the Gencom Group to provide full time onsite Program Management services to bring the Project to completion on time and within budget.
Shoal Bay Villas, Anguilla, West Indies, Principal-in-Charge. Shoal Bay is a five (5) star resort development located on East Shoal Bay in Anguilla. The scope of the Project is to include five (5) condominium buildings and twelve (12) villas, along with site amenities including a reception center with spa, community pool areas, tennis court & pavilion, along with a beachfront complex consisting of a restaurant, retail and condominium units and other related features on an eight (8) acre site. Mr. Boyken provided project management, cost estimating and scheduling services. Mr. Boyken assisted the Owner with the selection of consultants and contractors not previously engaged for the Project. Mr. Boyken also provided consultant & contractor selection by managing the establishment of criteria, sourcing and qualification of firms, authoring and managing the RFP process, budgeting and evaluating fee proposals, and arriving at a recommended consultant and construction team.
Viceroy Anguilla, Anguilla, West Indies, Principal-in-Charge. This Project involved the demolition of the former Cocoloba Resort, located on Barnes Bay and Meads Bay on the western end of Anguilla, and the construction of a new mixed-use resort development. The development included the construction of a five (5) star, one hundred-four (104)-key “Viceroy” Hotel, a thirty-three (33) unit condominium complex and thirty-five (35) single family beachfront and ocean view villa residences. Site amenities include a spa, restaurant, conference facilities, swimming pools, tennis courts, employee housing, back-of-house facilities and associated new infrastructure and site development work. Retained to provide project advisory services, we preformed master planning and development strategy, review of consultant proposals and recommendations on contracts direct to the Owner, management of design and planning consultants, cost management, project scheduling, and government advisory services. We also produced a detailed construction cost estimate for the Owner and conducted value engineering at the end of the schematic design phase to reduce cost associated with the Project and to assist the Owner in maintaining their budget.
Disney’s Dixie Landings Resort, Orlando, FL, Principal-in-Charge. Mr. Boyken was retained by Disney to assist the project management team in developing a cost management system that would deliver the projects on budget and without litigation. The first component was Dixie Landings, a 1000-room resort designed with a New Orleans theme. The second component of the development was Alligator Bayou, a 1000-room resort. The third component was Magnolia Bend, a 1000-room resort with the theme of old Southern Plantation homes. The entire resort was located on 500 acres with full Disney amenities. This project was completed on time, within the budget and without litigation.
Disney’s Mediterranean Hotel, Orlando FL, Principal-in-Charge. Mr. Boyken was retained by Disney to work with Antoine Predock in the development of a 1500-room resort located on the monorail at the Magic Kingdom. The project proceeded through design and was successfully bid within 0.5 percent of the target budget; however, the project was placed on hold and ultimately stopped due to economic conditions.
Disney’s Coronado Hotel, Orlando FL, Principal-in-Charge. As Principal-in-Charge, Mr. Boyken led a team providing program management services. This included working closely with the owner to provide advisory services, scheduling and cost estimating support during the pre-construction period and on-site project cost control during the construction phase of the development.
Disney’s California Hotel and Resort, Anaheim, CA, Principal-in-Charge. Mr. Boyken was retained to work with the planners on the expansion of the Magic Kingdom in Anaheim. The project scope included the second theme park, two hotels and renovations to the existing Disney hotels on the property. Mr. Boyken led the team crafting the budgeting process, creating the systems necessary for tracking each of the projects enabling them to be approved and funded.
Disney’s Wilderness Hotel and Resort, Orlando FL, Principal-in-Charge. Mr. Boyken was retained by Disney to work with Urban Design in the development of a western-themed hotel and resort, a project that converted the great turn-of-the-century National Park hotels into an attraction in Orlando, Florida. Disney’s Wildness Hotel & Resort is a 729-room hotel, located in the Fort Wilderness area at Walt Disney World. The hotel design includes exterior walls faced with stone veneer, vertical and horizontal log siding, board and batten wood siding and wood shingle siding. The foundation is a matte type, with reinforced concrete ranging from 7 ½” thick to 34” thick at structural load points. Elevated structure consists of post-tensioned slabs supported by concrete columns. The roof is supported by a steel structure. Interior finished include textured Duroplex, vinyl, fabric and upholstered wall coverings. The hotel is highly themed reflecting an “Old West” tradition includes the themed lobby design of the Yellowstone Hotel with Old Faithful erupting each hour. The team completed the hotel within budget and on time.
Fitzgerald’s Hotel & Casino, Tunica, MS. DRB was retained by Full House Resorts to conduct a site review of the Fitzgerald’s Hotel and Casino located in Tunica MS. The property consists of a five hundred-six (506) key hotel and a 38,000 SF Casino. The facility is located on the Mississippi river and is one of the closest casino properties to the river. The Hotel is nine (9) floors and is connected to both levels of the Casino. The public areas were renovated in 2006/07. The Casino is a two (2) level structure with gaming on both floors. Parking is estimated at 1,795 spaces, which is available thru surface parking plus a Parking Deck. The existing facility has a castle theme with perimeter roof battlements and faux towers. This theming is carried thru the entire property including the parking garage and entry structure. DRB was specifically tasked with meeting with the Hotel Engineering Manager and review the property to determine those maintenance items that will require repairs or replacement. In addition, the Hotel was considering replacing the exterior skin of the hotel building as part of a maintenance program. DRB reviewed the proposed scope of work, the estimated costs and construction methods proposed by the current owner.
Dunbar Resort, Deadwood, SD, Principal-in-Charge. Mr. Boyken led the preconstruction team in development of project budgets and design schedules. The project was stopped after the first season due to funding issues by the guarantor.
Hotel Roanoke Conference Center, Roanoke, VA, Principal-in-Charge. Mr. Boyken was retained by the owner to provide preconstruction services for the redevelopment of the historic Roanoke Hotel.
Douglasville Hotel and Conference Center, Douglasville, GA, Principal-in-Charge. Mr. Boyken was retained by the City of Douglasville to provide project management services to oversee the development of the hotel and conference center. When the developer was unable to secure financing, Mr. Boyken’s team was then engaged to provide project management services for the renovation of several buildings within the downtown district of Douglasville, creating a conference and meeting facility.
Lake Lanier Islands Hotel and Conference Facility, Buford, GA, Principal-in-Charge. Mr. Boyken provided preconstruction services for the 200-room hotel and conference facility. The resort facility was constructed by the State of Georgia and included typical resort amenities including a golf course.
Playdium Entertainment Corporation, US Rollout Program, Toronto, Canada, Principal-in-Charge. As Principal-in-Charge, Mr. Boyken led a team responsible for project management of the US rollout. The scope of the project included development of a baseline cost estimate based on the prototype design and subsequent estimates for design development and construction documents. The team’s project management services proactively assisted in the development and management of the schedule and the budget throughout the entire design of the project.
